Manages tenant relations for industrial real estate properties to maintain the highest level of tenant satisfaction. This is accomplished by performing the following duties personally or through contracted vendors/suppliers and maintenance managers.
(1) Analyze financial data and prepare various models used to determine economics of potential transactions (2) Underwrite properties and produce letters of intent (3) Prepare internal approval packages for presentation to Management and Investment Committees (4) Tour properties and markets, develop expertise in both (5) Execute multiple transactions in a given year with moderate to minimal supervision.
Provides administrative and legal support for Manager of Due Diligence and the Due Diligence Group, including preparing and assembling routine materials, assisting with various transactional projects, filing and maintaining legal and closing records, performing secretarial functions as assigned. Requires strong computer and organizational skills; working familiarity with basic legal and real estate issues and concepts; understanding of public company issues; a comprehensive knowledge of Company policies and procedures; the ability to make independent judgments regarding issues as they arise, and to deal effectively with the highest level of personnel, both internal and external to the Company on sensitive, confidential issues.
Responsible for the maintenance and repair of properties. Responds to repair requests in a timely manner. Determines if problem must be delegated to a contractor. Interacts with contractors to secure appropriate price and quality.
Responsible for financial analysis of prospective acquisitions, developments and dispositions (primarily dispositions)as well as preparation of Investment committee memos for proposed transactions.
