Overview

Responsible for financial analysis of prospective acquisitions and developments. As well as preparation of pursuit cost memos for proposed transactions.

 

Responsibilities

  1. Analyzes historical financial statements, performs market research and analysis for industrial properties considered for acquisition or development.
     
  2. Prepares detailed projections of net operating income and cash flow utilizing financial modeling software (ARGUS and Excel).
     
  3. Conducts market research and analysis to provide a basis for assumptions used in financial modeling. Interacts with regional offices, management, consultants, brokers and other market participants to both gather and verify research, assumptions and conclusions.
     
  4. Prepares pursuit cost memos that are submitted to CEO, CIO and other senior management, as appropriate for pursuit cost approval of potential transactions.
     
  5. Assist in preparing annual Investment Budgets and Strategic Planning
     
  6. Performs administrative functions including updating Investment Database and Status Reports and special projects as assigned.
     
  7. Out of town travel is an essential job function.
     
  8. Performs other duties as assigned, some of which may be essential to the job.

Qualifications

  1. Knowledge of basic finance principles at a level normally acquired through completion of a Bachelor’s degree in finance.  Must have the ability to analyze and understand leases, operating statements, purchase contracts, letters of intent and financial statements and a general understanding of credit and capital markets.
     
  2. At least two to three years of real estate related experience with similar job requirements, a plus.
     
  3. Must have a thorough understanding of financial modeling, including the production of cash flow models, cash-on-cash yield, IRR analysis and discounted cash flow valuations.  Approximately one to two years of related experience in order to gain an understanding of real estate principles, terminology, financial modeling using ARGUS and EXCEL
     
  4. Excellent interpersonal and telephone communication skills.
     
  5. Strong organizational and written communication skills including ability to prepare, edit, proofread and check accurate and appropriate documentation and presentations.
     
  6. Strong computer skills necessary to prepare and adjust financial models, enter and manipulate words and data and use standard microcomputer-based software to communicate with others, prepare documentation, and/or analyze data.
     
  7. Attention to detail is a must; accuracy of financial making is critical to making correct investment decisions.
