Overview

(1) Analyze financial data and prepare various models used to determine economics of potential transactions (2) Underwrite properties and produce letters of intent (3) Prepare internal approval packages for presentation to Management and Investment Committees (4) Tour properties and markets, develop expertise in both (5) Execute multiple transactions in a given year with moderate to minimal supervision.

Responsibilities

  1. Analyzes financial data and prepares various financial models used to determine economics of potential acquisitions and dispositions.
     
  2. Conducts underwriting of proposed acquisitions and dispositions to determine pricing and return.  Prepares and negotiates (with minimal to moderate supervision) written offers describing terms, pricing, and related arrangements.
     
  3. Interacts with regional staff regarding analysis of potential acquisitions and dispositions to responds to inquiries, obtain additional information and/or clarification, and so forth.
     
  4. Develops property and market expertise through extensive time in the field and broker interaction.
     
  5. Prepares materials describing recommended acquisitions and dispositions for review and approval from senior management.  Presents proposed transactions to Management Committee.
     
  6. Responsible for completing transactions from start to finish with responsibility for contract negotiations and oversight of due diligence process.  Capable of completing transactions with minimal to moderate supervision.
     
  7. Assists in closing on approved properties.
     
  8. Performs related functions such as responding to routine questions from management, assisting in completing department projects, and the like.
     
  9. Travels to acquisition and disposition sites to meet with sellers, brokers, regional staff, consultants, and the like.
     
  10. Interacts with regional management to determine strategy for offers and/or counteroffers and management committee presentations.
     
  11. Negotiates directly with buyers/sellers and works with outside legal counsel to complete final business terms and associated legal documentation.
     
  12. Performs other duties as assigned.
     

 

 

Qualifications

  1. Knowledge of general finance and real estate at a level normally acquired through completion of a Bachelor’s degree in finance, accounting, or related field. 
     
  2. Approximately five years to seven years experience with growth in responsibilties, related experience in order to gain in-depth knowledge of real estate valuation, underwriting, and negotiation.
     
  3. Strong interpersonal and telephone communication skills to coordinate due diligence efforts, discuss and present complex investments and negotiate effectively.
     
  4. Strong written communication skills including ability to prepare presentation materials that properly reflect risks and rewards of potential transactions.
     
  5. In-depth understanding of legal documentation associated with real estate transactions.
     
  6. Computer skills necessary to enter and manipulate words and data and use standard microcomputer-based software to communicate with others, prepare documentation, and/or analyze data.
     
  7. Internal Contacts:  All levels of personnel within department, accounting, and operations to gather and exchange information.
     
  8. External Contacts:  Brokers, sellers, and consultants regarding due diligence and other matters pertaining to properties.
     

Physical Requirements

  1. Work requires regularly sitting for extended periods of time when working with computer system.
     
  2. Work requires occasionally traveling to regional offices.
     
  3. Work is performed in a normal office environment where there are relatively few physical discomforts due to dust, dirt, noise and the like.
